How much mortgage can I get in the Netherlands?

As a rule of thumb, 4 to 4.5 times your gross annual income is often used as an indication of the maximum mortgage. The exact maximum loan is determined by the official Dutch NIBUD affordability standards, which take income, interest rate, a partner's income and existing obligations into account. A mortgage adviser calculates this precisely.

What is the difference between annuity and linear repayment?

With an annuity mortgage you pay the same amount every month, while the ratio between interest and repayment shifts over time. With a linear mortgage you repay a fixed amount of principal every month, so the interest portion and total monthly cost gradually decrease. Linear starts with the highest monthly payment, annuity stays level.

What is NHG (Nationale Hypotheek Garantie)?

NHG is a Dutch government-backed mortgage guarantee that gives you access to a lower interest rate and protection in unforeseen circumstances such as unemployment, disability or divorce. NHG is only available up to a maximum purchase price, the NHG threshold, which is set annually.

How much own funds do I need to buy a house in the Netherlands?

In the Netherlands you can finance up to 100% of the purchase price with a mortgage, but the additional buyer's costs — such as transfer tax, notary fees, valuation and advisory fees, typically 4 to 6% of the purchase price — usually need to be paid from your own funds.
